Here is a short guide to help you get started with purchasing property in Croatia. Although, at present, there are few Croatian real estate agents that have websites, those that do seem to offer quite a good selection to at least give you an idea of what sort of properties are on offer and for what price.
It is, of course, important to remember the regulations are in place for non-Croatian citizens purchasing property in Croatia. This information from the US Embassy in Zagreb/ http://www.usembassy.hr/consular/acs/property.htm/is a good starting point in understanding the regulations and legal documents required. These regulations are valid for citizens of all countries with which Croatia has got an reciprocal agreement - meaning countries in which Croatian citizens can purchase property, and vice versa. This covers the citizens of all EU countries (except Italy); USA; the Russian Federation; and Hungary. The citizens of Italy, Switzerland and Bosnia & Herzegovina can only purchase property if they intend to settle in Croatia permanently.


There are two ways of purchasing property in Croatia if you are a foreign national –as a private person or by forming a limited company.


INDIVIDUAL OWNERSHIP:

To acquire a property in Croatia as an individual, you will need to obtain authorization from Croatian Ministry of Foreign Affairs. This procedure is rather a matter of formality, providing you have a clear or no history with Croatian authorities.
It may take over 6 months for completion of all paperwork, but you can complete the purchase meanwhile. Under current Croatian legislation, mortgage facility is not available for foreign nationals, if purchasing property as individuals.

COMPANY OWNERSHIP:

There are numerous benefits, if you decide to purchase as a company owner. This again is a very straightforward procedure. The company can then purchase the property immediately, without having to obtain permission from the Ministry of Foreign Affairs.You can also benefit from VAT deductions or mortgage facility, which as a company owner in Croatia will be available to you.

INCORPORATION

Our legal team will set up on your behalf, a Croatian Limited Liability Corporation. You will nominate the shareholders and the management (i.e. yourself). The cost to set up a LLC in Croatia is app. 3.750 EUR (VAT included). This cost varies according to exchange rate of HRK to EUR. Most of this amount remains at your disposal as a company account balance. The average duration of the incorporation procedure is two weeks (ten working days).
